The meeting was called to order by President Kassie Lynch at approximately 6:45 PM in her home: 1748-3B Corcoran Street NW, Washington, DC 20009.

Motions

  • A motion was made to adjourn the meeting at 7:50pm:

Manager's Report

  • Delinquencies
    Cheng (TBM) reported that there is one delinquency remaining from the long list of delinquent unit owners. Kassie reviewed the section in the CMCA by-laws that relates to the payment of Condominium Dues.
    Cheng to follow-up with Weldon and the new Condo Fee lawyer (Battino) to be sure:
    • Weldon (TBM) is familiar with the CMCA by-laws as they relate to finances
    • Battino is familiar with the CMCA by-laws as they relate to the collection of condominium fees and the subsequent actions required for delinquencies
    Cheng is to confirm to the board via email that this has been completed.

Rolling Maintenance Calendar

  • Cheng (TBM) reported that the gutters have been cleaned.
  • Fireplace/chimney cleaning—Cheng reported that it would cost $75 to inspect and clean the fireplaces. Cheng to get in touch with the unit owner's with fireplaces and arrange to have them cleaned.
  • Extermination—Cheng reported that he has been receiving the checklist for the interior extermination. He's to get a quote from Conquest for the exterior, rat extermination.
    Cheng reported that he is meeting with people in the morning to re-route the gutters at 1754 #46B.

Treasurer's Report
No Treasurer's report as Jeff Hertick was not able to attend.

Old Business

  • Huntley Unit
    Cheng reported that the notice had been sent out regarding the use of the unreinforced balcony which may have resulted in a leak into the unit below.
    Cheng to follow up with Hann & Hann regarding the bill for the Huntley balcony and roof repairs.
  • Tile replacement in Foyer at 1756 1/2
    Tim reported that his neighbor's floor tiles are partially protruding into the common foyer area. Cheng is to inspect and inform the unit owner of any necessary action.
  • Window replacement
    Cheng reported he received an introductory letter from an Architect qualified to advise us on selecting windows that meet the historic district requirements. The board feels that the window replacement is an excessive expense to incur at this time and unnecessary. It seems that the extermal framing and sills may be able to be repaired on an as-needed basis.
    Cheng to follow up with a contractor to get an idea of the expense and requirements for this work.
  • Numbers on the Parking Spaces
    Cheng reported that he ordered the stencils for the numbers and Bob Gaston will finish the work shortly.
  • Removal of "Junk" Tree
    Kassie reported that she got a call about the possible dangers of the "junk" tree in the back alley adjacent to the dumpster.
    Cheng to contact the DC arborist to see if he knows of any solutions as well as contacting the phone and cable companies to alert them to the dangers the tree poses to their wires.
    We'd prefer to get this tree removed without any cost to the association.

New Business

  • Slab and Fence Replacement at 1754 #46
    Cheng to contact Tom Spier about sharing the cost of the fence replacement at his yard/dumpster area.
    The board noted that the work must be coordinated with the replacement of the dumpster slab.
    Jeannie noted that some minor brick repairs are also required on the knee wall around the yard.
    Cheng to follow-up.
