The meeting was called to order by President Kassie Lynch at approximately 6:30 PM in 1748 Corcoran Street, # 3B Washington, DC 20009 (President's residence).
Management Report
- The meeting started with a general discussion of the cable company identifying the lines that belong to Comcast and the other "dangling" cables that may be removed. Cheng will ask the company if they can remove cables that are no longer servicing any Corcoran Mews unit.
- Cheng reported on the progress of the exterior painting contract. CMCA board members asked Cheng to make sure that there is a guarantee from the company regarding sealing of the paint.
- Cheng reported that St. Thomas Church the proposed venue of the Annual CMCA meeting would charge $300 for use of its facilities. A deposit of $150 has been made. A brief discussion on alternative and less expensive venues ensued with an agreement that at least for this year, St. Thomas church would remain as the venue.
- Inspection of drains and gutters and maintenance of windowsills was discussed with Bob Gaston possibly taking on some of this work.
- Branches, a tree maintenance company, will charge $2,500 for pruning the elm trees. John Keeton has indicated that he will share the cost of pruning the Jackson elm.
Treasurer's Report
- The proposed increase in condo fees for next year will be 3%.
- Legal expenses have gone up but they remain reasonable.
- A discussion on commissioning a reserve study update was held with general agreement that such a study was needed.
- MOTION: Reserve study should be performed in 2008 (Moved by: Wayne; Seconded by: Jeff; Unanimously passed).
Other Business
- The insurance coverage of the Board of Directors was discussed. The Board did not seem to feel the need for additional coverage but if the additional cost is small, it could be considered.
- Rats seem to be under control but there has been some activity on 19th street. The situation will continue to be monitored.
- Continued need to repair locks of trash/recycling bins was discussed. If locks break again, CMCA will not have the locks repaired and we will see if they are needed in the future.
Wayne moved to adjourn the meeting. All present agreed.
