KALORAMA PLACE CONDOMINIUM

Meeting called to order approximately 7:00 p.m.
- Kamau Street, representative from StarPower made a presentation as to the upcoming delivery of cable, internet, telephone services to Kalorama Place. Mr. Street will be the account representative for the Condominium and coordinating the launch of Starpower's services at approximately the end of July.
- The board voted to contract with the previous window cleaning service to have all the exterior windows cleaned in September. TiltonBernstein will coordinate the contract and cleaning with the cleaning company.
- Discussed the results of the water test conducted by Thomas Downey, LTD. (TDL). Richard has already sent the report to the Association's attorney for review. TDL will meet with board to further discuss its findings and recommendations and cost estimates for repairs. Once the cost estimates are provided the board will present the options to the owners and discuss how to proceed.TiltonBernstein will arrange a meeting with TDL and the board.
- The issue of the current budget and recommendations by the auditors in the 2002 audit report was discussed. The board will need to decide how much of a surplus should be carried in light of the fact that there seems to always be unanticipated expenses that arise each year. Increasing the budge surplus would be a way to have a cushion for such unanticipated expenses. Chris will sign off on the audit.
- It was noted that currently there is no treasurer. Kevin volunteered to be the treasurer and John volunteer to take on Kevin's current position of secretary. Kevin will review and sign off on the current association tax returns.
- Confirmed the fact the asphalt will be resealed in August. TiltonBernstein will coordinate.
- Discussed the need to have the metal railings painted. TiltonBernstein will coordinate to see that project is taken care of.
- Discussed the repainting of the common hallways. Concluded that at this time no new wallpapering, only repair of wallpaper areas which need it. The cost to repaint and wallpaper provided by the consultant was over $100,000.00. The board voted to go forward with painting only, and staying as close to the current color scheme as possible. Francis will pick the colors for the walls and trim. TiltonBernstein will coordinate bids and ensure the paint chosen is washable unlike what is currently on the walls.
- Richard was advised that the plastic grid across the entry door to 1906 Kalorama Pl. is broken. He said it was not a problem to fix and that there are replacements on site and would coordinate the repair.
- The issue of watering the condo's plants was raised. Currently it is up to the owners to take the initiative to water them now that Summer is finally here. It was discussed that in the past the owners have not taken on the responsibility to water the plants and the board should probably not assume that will change in the future. TiltonBernstein will coordinate finding someone to water the plants, possibly the cleaning service.
- The issue of renting out surface parking to rental car companies was again discussed. There was concern expressed that doing so would subject the homeowners to potential legal liability. An alternative suggestion was to rent the space out to homeowners. There was also suggested that the spaces be left open for visitor parking.There was concern expressed that the visitor parking, though a good idea in theory, would be very difficult to monitor and enforce. The board agreed to revisit the idea of renting out the spaces to homeowners.
- The issue of illegally parked vehicles was discuss. Orange no parking stickers were handed out to those who wanted them. There has been a motor scooter parked on the sidewalk in front of 1902 Kalorama Pl. Dan said he knew who that was and would tell that person they should cease parking their scooter there. There also seem to be a few repeat offenders that park illegally. Hopefully, an orange sticker placed on those vehicles will get the offenders to stop.
The meeting concluded approximately 8:50 p.m.
