Kalorama Condo Board Working Meeting
April 28, 2004

TBM Report by David

  • Management reports will be emailed to board members instead of mailed. This will save copy and postage fees.
  • The bike cage has been installed in the south common garage. It was broken into and has already been repaired.
  • Replacement Window Boxes – they have finished replacing the window boxes on 20th St. and are now moving to Belmont Rd. Steve DeLucas and Thomas Downey are regularly inspecting the work. They are waiting to caulk the window boxes until there is less pollen in the air (otherwise it will turn green). No painting will be necessary. Chris noted that they need to clean up many of the blue and purple marks on the new boxes. They also to stop leaving nails in the driveway.
  • Exterior painting will start with the window boxes are 2/3 or _ of the way done.
  • Owners were very appreciative of the garage information that was sent out. Several people did not have their documentation with the city correct and were able to resolve the problem.
  • Repairing the north garage door – the Board decided to repair the north garage door and not charge the resident who was seen hitting the door. The Board asked TBM to contact the resident so she is aware that she hit the door and will be more careful in the future. Kevin requested that he approve the letter before it is sent out.
  • Kalorama Place street sign was reposted on the lamp post.

Delinquent Payments

  • The Board discussed the number of residents who are delinquent on their condo board payments. Jennette agreed to draft a letter from the Board to all delinquent residents explaining the need to settle their accounts. At the next meeting, the Board will consider posting the names of delinquent residents publicly.

Garage Security

  • The Board discussed recent garage break-ins and the need for stronger security.
  • The Board considered an electronic key system and security cameras. The Board asked TBM to get an estimate on installing digital cameras in both garages. The system should be dux or dur, record in color, and have at least 4 cameras.

Parking Spaces

  • The Board decided not to rent the outside parking spaces due to the current construction/repair work.

Bulletin Board

  • The Bulletin Board has not been added to the public Kalorama Place website. The Board asked TBM to add a link to the website immediately. It needs to be clearly identified and easy to access. Once the Bulletin Board is up, the Board would like TBM to email all Kalorama Place residents with the link.

Landscaping

  • T&J has not been returning Chris's calls about the landscaping. Chris will try one more time to work with T&J.
  • The Board asked TBM to solicit other bids for our landscaping and snow removal contract. The Board will decide at the next meeting whether to keep T&J.
  • Chris will draft a letter to T&J with our concerns.
  • David will call T&J about the trees between the Mt. Erie building and Kalorama Place and ask them to fix the trees.

New Business

  • The cement on 2411 _ is cracking because the wrong caulking was installed around the railings. The caulking absorbs water and is weakening the cement. The Board asked TBM to get a bid on fixing the problem. So far, only the cement on building one is cracking, but all of our caulking probably needs to be replaced.
  • 1923 Belmont says that their drier vent leads to a common duct. Therefore, they are asking the condo association to pay for the cleaning of their duct. The Board does not believe the vents connect, and has never authorized such a cleaning in the past. The request was denied.
  • TBM got an estimate to replace the material under the garage overhangs with plastic. The bid would be $15,000 for new sofits and $4,000 to replace the damaged areas with existing materials and recaulk. The Board decided at this time to just authorize the $4,000 replacement/recaulking project.
  • The Board approved a resident's request to put up an awning, as long as it complies with the pre-established guidelines.

Next Meeting is an open session and is scheduled for Wednesday June 2, 2004.
