Report from David Castleberry:
There are six exteriors to be repaired, and the work will affect #33 and #35 as well.
The patio furniture repair on #61 is not finished. The contractor had promised it would be done by March.
There is a roof leak in #75 and that leak seems to be penetrating the walls.
Unit #117 and #49 have wood rot which has not been fixed.
There is another issue regarding painting for #1107 and the painter will come on Friday May 20.
There are no actual roof leaks except for #75 but the original contractor did not do a good job on the roof.
The existing ladders on the side of the buildings for accessing roof top HVAC units need be changed. They are too difficult to use and are not up to code. David will look into alternatives.
The garage leak is the south garage continues to be an issue. While the small one has been repaired, the larger one continues to leak. A contractor will be hired to build a separate down spout to keep the water from coming inside. This should be completed before the next meeting.
Unit #121 continues to have an outside storm door. One more letter will be sent with a deadline to respond and if the storm door has not been removed then a fine and or a lien will be placed on the property. The same is true for the wood door on unit #43 and the satellite dish on the balcony of unit #58.
The landscaping contractor has been changed from T & J to Denchfield Landscaping and they will determine what foliage would be best for the our grounds and provide an estimate to install a sprinkler system where it is needed.
