Board President Kevin O’Reagan began the meeting at 7:05 p.m.
Report from David Castleberry:
- The cash reserve study is finished and shows that the organization is doing very well. The report will be distributed in the bear future
- A new company has been hired to finish the wood rot repairs. They have to finish 11 units and one roof deck. They will then repair the doggy units (please define).
- The painters are also returning to finish balconies and other needs
- The interior hallways have recently been shampooed.
- Bids have been made on retaining walls for 1902-1910 Kalorama Place. The Board will determine the contractor.
- Security cameras have been installed in the common garages. Residents are also reminded to use the bolt lock on the pedestrian security door.
- Kalorama Place currently has $6,000 in reserves
- The new landscaping contractor has walked through the complex and will update as needed. Residents are reminded to water the pots and other containers on their front steps. The Board is considering automatic sprinklers in areas that do not get enough rain.
Garages:
A question has been raised about selling a garage separately to a non-owner. David explained that there are 120 units with 125 parking spots, but it has been difficult to determine the locations of those extra spots. The by-laws do allow for units and garage/space to be sold separately and to be sold to non-owners. The Board will consider a change in the by-laws.
Outdoor Grills:
D.C. laws clearly prohibit the use of gas and charcoal grills on any balcony or within 10 feet of a structure. This includes roof decks, and outside halls. The Board is researching if electric grills are allowed.
Car Washing:
The Board is researching whether DC allows personal washing of cars.
