President Kevin O’Reagan opened the meeting at 7:10pm.

Managers' report
Titan Restoration is doing repairs; they are moving slowly but are meticulous in their work. They have finished repairing the wood rot on the roofs and continue to make repairs as necessary.
Question: Please let us know when Titan has finished its work so we can determine if there are still areas that need repair. Titan is going to complete the window box side brace replacements (the wood that the balcony rails are connected to) and the window boxes that were not addressed by American Exterior.Will the patio doors with wood rot be repaired?
The doors themselves are the responsibility of the owners and the Board will discuss if the frames are to be included in the scope of work.
They are scheduled for repair after the roofs are finished. If there is a serious situation, contact TBM.

A couple of products have been tested to remove the paint spots on the driveway and it was discovered that all of them also seal. The Board decided to see if the winter and salt treatment would help remove it. We are on an every three-year plan to seal coat the blacktop and next year is the time.

Grass on 19th Street where it gets no sun is being replaced with pavers. The delay is because of the complication in getting the necessary permits.

Security
Security in the south common garage continues to be an issue. Two bikes have been stolen recently and the newly installed cameras were able to identify the burglar. One of the problems was that the sensor on the garage door was so low the burglar was able to slide his hands under the door and get the sensor to go off. This has been fixed. The Board voted unanimously to change the garage door code and to provide special entry keys that cannot be duplicated to persons with cars in the garage and those with bicycles.

Judi Gold stressed the need for the owners to take responsibility for security and be sure to use the bolt lock on the pedestrian door.
