President Kevin O’Reagan opened the meeting at 7:12 pm.

Management Report:
Repairs:
Titan has completed work on 20th and is now working on Belmont on the patio door frame project. The management report includes a status spreadsheet. Kent Doan of Unit 7 explained that Titan had left a hole, which he ended up fixing himself. Other problems with Titan's work were described. David will send Titan a letter documenting the problems, which include communication issues and sloppiness with paint and concrete. David will also talk to Jessie at Titan. (Titanrest@aol.com) Titan's project to repair dormer windows will not be started until the French door wood rot repair project has been completed.

Titan has ordered replacement stair treads for 1907 and 1947 Belmont kitchen stairwells and will install them when they arrive.

WASA replaced the defective manhole cover at 20th and Kalorama Place.

Other reports of needed repairs include a roof leak and a gutter problem.

Keys: Three hundred non-clonable Medeco keys have been ordered; each owner will get 2 keys and can buy additional keys at $15 each, within a time period to be established. After that each key will cost $25.

Landscaping: The DC government has been requested to trim the tree in front of 2416 19th Street.

David mentioned that the Board approved landscaping at the last meeting.

Old Business:
Pets:
The Board discussed the need to ensure that all pets are registered. David will send out an update request for all contact information, including pet information. Kevin also suggested talking to the attorney to determine what is the best and common practice in other similar complexes. Options for recourse were also discussed.

Parking Spaces: Kevin raised the issue of sale of parking spaces. Jeff discussed the opinion from the attorney and proposed an amendment to prohibit the sale of a parking space separate from the apartment. The existing case of separate ownership will be grandfathered; however, if the owner sells the space, it must be back to Kalorama Place.

Other: Unit 7 is concerned that water from Fred's deck will leak into their apartment. The Board is still reviewing the proposal.

David mentioned that a parking space not listed on settlement documents and therefore, not conveyed to the new owner, was recently sold at auction. The owner will be able to get it back. Unit owners need to check their settlement documents, and if the parking space is not listed, get the settlement document revised to include the parking space.
