Kevin O'Regan opened the meeting for discussion at 7:05 pm. Once a quorum had been reached, the meeting officially began.
Board member election:
The position of Kevin O’Regan was open for election. Elaine Brenner nominated Kevin for reelection; Jeff Brantner seconded the nomination; and Kevin was elected by acclamation.
Budget:
Discussion of the proposed budget included raising condo fees by 10 percent and the high cost of window washing. The basis for raising the fees is the reserve study; this will be either emailed to unit owners or put on the Tilton Bernstein Kalorama Place web site. The concerns about window washing were that a flat fee is paid, but that windows are only washed if the occupant removes the screens. The budget passed.
Security:
A unit owner was recently mugged between the garage and her front door. She recommended that a security guard be hired. At one time, a security firm was hired to monitor the neighborhood, but was discontinued. The consensus of those present was to establish a security committee to look at options, such as establishing a list of numbers to call to avoid walking around the complex alone. T ?? volunteered to head this committee.
Parking:
Options being discussed by the Board include insuring that the parking space goes with the unit when sold or that the parking space could be sold within Kalorama Place. The space currently owned by someone outside KP will be grandfathered to maintain that ownership regardless of the option selected. There is no commercial leasing allowed and owners need to notify the Board/ TB? when leasing a parking space or renting a condo. The board will get the sense of the community before determining how and whether to amend the bylaws to address the parking issue.
Other:
Concern was expressed about the grounds company blowing leaves, etc. into lower level patios.
The board will put together a list of infractions with fines and circulate to the homeowners before any fines are charged.
Xx agreed to head a committee to address what the bylaws should include about pets.
XX volunteered to head a social committee that would organize community events. (Are we planning to post a notice, email, etc. asking for committee volunteers?)
It was suggested that more than one notice be provided for the annual meeting.
